What exactly can we help you with - the stages of the sale process

The following is a brief summary of the various stages involved in the purchase of a residential property in England and Wales, and how we can help with each stage

Finding a Property 
to Purchase

First things first, you have to find somewhere that you want to buy. This is a big decision and not one to be taken lightly. If anything arises in your initial investigations into a property that you are unsure about, please do get in touch as the chances are that it is something we have come across before.

At this stage you should also speak to a mortgage broker to check how much you can borrow and get a decision in principle.

Contract and Searches

The Seller's legal team will send us the paperwork in relation to the property and we will use our expertise to be able to assess this and provide you with a summary that you can understand and the implications of everything in the paperwork. We will submit searches to the relevant authorities to check all official records in relation to the property to make sure that you have a full picture

Enquiries

After looking through the legal paperwork and any search results we will be raising enquiries of the sellers on anything we feel needs further explanation or anything that is missing. If you have any questions, we can also put these to the sellers.

Exchange of contracts

Once we are satisfied with the legal paperwork and have reported everything to you and you are happy with everything we can move to exchange of contracts. This involves you signing the paperwork and paying a 10% deposit. Once contracts are exchanged, all parties are bound in to complete on the date agreed by everyone.

Completion and beyond

We will request the funds from any mortgage lender and send all funds to the seller's solicitor. Once they confirm receipt you can pick up the keys and move into your new home! We will deal with all the admin work including paying the Stamp Duty Land Tax and registering your ownership at the Land Registry.
